A problem with trying to evaluate used appliances is the difficulty in doing so accurately. Even an appliance repair professional will be reluctant to try to predict the longevity or remaining life of a used household appliance.<br/><br/>The inspector does not want to make wild predictions about the unknown so, when appliance inspections are done at all, there are a few guidelines. These procedures may vary from one inspector to another, and from one appliance to another, but here are some basics. With a refrigerator or freezer, an inspector tries to determine if it is cooling and whether or not it is broken or rusted inside. Another common problem, that should be checked, is the condition of the door gaskets that are often found to be torn.<br/><br/>Ranges, gas and electric, should be checked for the basics: Do the burners, the oven and the broiler all heat? With a gas range there might be more safety checks but complicated functions, like the working of the oven timer or the calibration of the thermostat are beyond the scope of the inspection.<br/><br/>When the dishwasher is run, the inspector makes sure that it operates and that no water leaks show up around it on the floor or under the sink. Clearly, if your organization is home-based, your needs are equivalent to that of a residential dwelling. Likewise, if you are running a large manufacturing company your requirements are going to be different. Even so, home and business appliances are basically the same.<br/><br/>As the needs of all homes are pretty much the same, they all have the same basic domestic machines. Businesses, on the other hand can be very different, and have very different requirements. There are five basic, regular residential appliances. These are the washer and dryer, stove, refrigerator and dishwasher. Other, smaller home appliances can include a microwave, coffee maker, kettle, toaster, blender, mixer, food processor, extra ranges and more.<br/><br/>Businesses rarely have as many appliances as homes do, although, some companies can require the same machines only in more heavy-duty models. For example, in your house, the coffee maker is usually only turned on and run once in the morning. In a fair sized organization, the coffee maker could be used five or ten times a day, or more for a larger business! When shopping for your residence, you would probably buy a regular 12 cup coffee maker, but when shopping for a large company you would probably want to find something more durable and large in proportion to the amount of people that will be using it.<br/><br/>A lot of businesses, including smaller ones have a kitchen in which there is usually a microwave, small fridge and a kettle. These are the same appliances that you would typically find in a house. The larger organizations may have a more full-sized kitchen with a stove and regular fridge. Businesses like manufacturing companies and factories are the ones that have the heavy duty machines. Some of these appliances include very large freezers and refrigerators. Some factories like to provide frozen treats for their employees in the summer because of the lack of air conditioning, and as such, they need a much more heavy-duty freezer than a residential address would typically have. The fridges in these factories would also be much larger in order to house all of the lunches. Some homes with bigger families can have a large fridge, but not usually as large as the factory fridges.<br/><br/>Another difference between home and business appliances is that manufacturers will sometimes make the business appliances have a higher wattage than the appliances meant for homes. The reason for this is because business appliances are used a lot more often and in a larger capacity than appliances in the setting of a house.<br/><br/>So, there is not much difference between home and business appliances. There only needs to be a difference if the organization is large and has a lot of employees. Also, both of these types of machines are bought at the same stores. Remember, one sink with the hot water and soap and the other sink to rinse all the soap off the crockery again yeah yeah we have all been there!<br/><br/>As with most things in life technology means that we no longer have to wash dishes by hand we have brilliant dish washing machines to do it for us. All we have is enjoy our meal, load all the dirty crockery into the dishwasher and it re-emerges clean, sparkling and ready to be put away. Is that how it is or do you find yourself pretty much having to wash the dishes before they go into the dishwasher? If this is the case I would suggest that it is most definitely time you thought about making your old machine redundant and purchasing a new one which performs the task without any pre-washing or hand drying.<br/><br/>There are many dishwashers on the market today in all shapes and sizes to choose from, all you have to do is go online where you will find sites which will show you all the makes and models and allow you to compare them and their prices. 			<content:encoded><![CDATA[<p><br/><br/>As a service company we are constantly asked, “Why doesn’t my dishwasher clean better”. To this query we offer the following insights and suggestions.<br/><br/>Whenever we diagnose a “poor cleaning” complaint the main things we want to know are:<br/><br/>1)Is the water hot enough, 2)are you using a proper detergent, 3) <br />are you using a rinse additive, and 4) your loading practices.<br/><br/>1 Water temperature<br/><br/>Most manufacturers suggest a minimum 120 Fahrenheit for the dishwasher to begin the cleaning process, 140 to remove food soiling, and 155 to sanitize and remove bacteria. In restaurants they boost the dishwasher temperature to 180 Fahrenheit to satisfy health requirements. Consumers misunderstanding these requirements have led to problems for the household dishwasher.<br/><br/>In a dishwasher the temperature of the wash water is paramount. Unfortunately, It is now common to find household water temperatures of 100 Fahrenheit, or less.<br/><br/>Many people have lowered their household water temperature in an effort to be conscientious consumers. Yes, it lowers electrical consumption. Unfortunately it has other consequences.<br/><br/>Manufacturers say it does not provide enough heat to clean dishes properly and can leave them covered in bacteria and food residue. Supporters of lower water temperatures claim it is both environmentally friendly and necessary to protect children from any possibility of scalding at bath time.<br/><br/>One of the latest ideas is a mixing valve added to hot water tanks. It is preset and will not allow temperatures in excess of 115 Fahrenheit. It does this by mixing cold water with the hot to maintain this preset maximum.<br/><br/>This debate over hot water tank temperatures has resulted in a catch 22 type scenario. Lower the temperature to lower consumption and be more child safe, but end up leaving bacteria on the plates we use to eat.<br/><br/>Low water temperature can also affect the cycle length. If too low the dishwasher may keep stopping to try and heat the water. A normal cycle of 40 minutes could be extended to 2 or 3 hours with all the heating delays. Some dishwashers may stall completely.<br/><br/>2 Using proper detergent<br/><br/>We always suggest you use a name brand detergent. A good detergent is always worth the price. So stay away from those that are super inexpensive, or ones that claims to clean the dishes plus everything else in the house. If unsure, ask your neighbours what they use.<br/><br/>Gel or crystal, the choice is yours. Both seem to work equally well. Whichever form you prefer the one thing we always stress is, “when you find one that works for you stick with it … even if it costs more than others”.<br/><br/>Crystal is less messy, while gel will dissolve quicker with the water. If your water temperature is low (as described above) gel may be a choice because it will mix better.<br/><br/>If using crystal detergent be aware that it can pick up moisture from the air. When this happens it will swell up and become lumpy or harden. These lumps will be difficult to break down and will not fully dissolve. If at cycle’s end you see detergent left inside it may be evidence of hardened crystals.<br/><br/>Additional evidence of moisture buildup can be seen if the box itself appears to be swollen. If seen, replace immediately with a fresh box.<br/><br/>A box of detergent should be consumed within 2-3 months. If not throw it away and buy a new one. Match the box size to your needs. Do not buy a large box just because it is on sale. If you have to throw most of it away, it wasn’t much of a bargain.<br/><br/>Some detergent manufacturers now offer a product that combines the detergent with the rinse additive. Others offer a detergent that includes a special grease-dissolving agent. Still others are in a tab form, or inside a dissolvable plastic pouch.<br/><br/>Also dishwashing detergent and dishwasher detergent are not interchangeable. Trying to do so will cause problems. Each type of detergent is formulated to do a specific job.<br/><br/>“Dishwashing detergent” is the one used to wash dishes in the sink is. It is definitely not meant for the dishwasher. Anyone who has ever mistakenly put it into the dishwasher can attest to the mess this will produce. The beating action of the water will produce massive amounts of suds. This results in the dishwasher flooding out the door and across the kitchen floor.<br/><br/>So the moral of this tale is: “Don’t confuse dishwashing with dishwasher”.<br/><br/>3 Rinse additive<br/><br/>This is something that gets forgotten once the free sample bottle that came with the dishwasher has been used.<br/><br/>Its job is to make the water run off the dishes faster so they can dry quicker. Without it there would be little beads of water on everything at the end of the cycle. Glasses especially would appear to be water stained or be left with a gritty residue. So if poor cleaning is a problem, check the rinse additive level.<br/><br/>But remember, only one or two drops are added per load. A few ounces of rinse additive lasts a very long time. Such a long time those customers often think it is not being added, and blame the additive for problems it has nothing to do with<br/><br/>To refill, look on the dishwasher door for a cap or plug that is removable. It is often overlooked because the time between fill ups can be months. Also, the appliance manufacturers could help solve this problem if more of them added some sort of “Hey, I’m empty” indicator.<br/><br/>Frigidaire dishwashers have a neat little indicator. Right next to the soap dispenser is a clear plastic eye that changes colour when the additive is empty. So every time you add detergent to the machine you also see this eye staring back at you. White if empty, and black if full. Simple, effective, and smart.<br/><br/>4 Proper loading<br/><br/>Lastly, don’t forget that how you load the dishes can drastically affect how well they are cleaned.<br/><br/>Proper loading will allow the water to penetrate all the nooks and crannies. Try the following suggestions:<br/><br/>·	Cups and glasses on the top rack with bottoms up<br/><br/>·	Plates on the bottom rack all facing the same direction<br/><br/>·	Bowls either rack, but all facing the same direction<br/><br/>·	Utensils in the utensil holder in a mixed fashion (some knives, forks, spoons together in each compartment) to allow gaps between them<br/><br/>·	Large items, such as a spatulas, laying down on top rack<br/><br/>·	Pots bottom up wherever space allows (on their side okay if positioned so that water will drain out)<br/><br/>Placing the dishes and utensils in an orderly manner really does make for a better wash. It allows the water sprays to penetrate the dishes thoroughly. Try it … it works.<br/><br/>The analogy I offer customers is: If you were going on a car trip would you pack the car efficiently, or just open the doors and throw everything inside so that the passengers had to fight with the luggage. I think you get the picture.<br/><br/>Dishwasher efficiency<br/><br/>If your dishwasher is having a mechanical problem the result may show up as poor cleaning. Anything from low water pressure, broken pump, not draining fully, or even a blocked filter could be the cause.<br/><br/>So how do you know if the machine needs repair? You don’t. But, by checking all the previous problems first a lot of the more common causes of poor cleaning can be easily eliminated.<br/><br/>Also, you have probably heard this a million times before, but before telephoning for service read you owner’s manual. It can include some valuable information. It will usually give you a checklist of items to test before calling for service.<br/><br/>Summing up<br/><br/>You now know what is needed to make the dishes come out of the dishwasher sparkling clean. Hot water, good detergent, rinse additive, and proper loading practices. That’s it – that’s all. 			<content:encoded><![CDATA[<p><br/><br/>Our dishwasher stopped working a couple of weeks ago so I started looking for a new one. I had no idea that there were so many variations available. We managed doing it all by hand for a week or so but that just had to stop.<br/><br/>However did we manage before the dishwasher was invented. There was a lot of dishes to be washed by hand I know that. It was not as bad when just two people had a meal together but I do not think that I could have faced cleaning all the crockery and cutlery that is made dirty when we have a dinner party for eight.<br/><br/>When I looked it up on the internet I found out that the dishwasher was invented sometime between the mid nineteenth century and the 1920s. I say that because the first patent for a dish washing device was in 1850 but the dishwasher as we know it today was not possible until permanent plumbing was available in houses.<br/><br/>So, how did I go about finding my replacement. There were two main things that I had to decide.<br/><br/>The first thing I had to do was measure the hole that I took it out of and the new one would have to fit in to. In fact most dishwashers are built with a standard width of 24 inches and will happily fit into a 34 inch hole. By checking that I discovered that I did indeed need to get a 24 in built in dishwasher.<br/><br/>The second was to work out what material the new washer should be made of. One thing that surprised me was that a tub that is made of plastic is better than one made of stainless steel. The reasons seem to be that they are better in areas with hard water, they keep the heat better to help the drying cycle and they make the machine quieter to use. The downside, of course, is that they are a bit more expensive.<br/><br/>Those two things were all I needed to know to get the basic dishwasher that I wanted but, if I had wanted to spend some more money I could have bought one with an attachment which basically works as a waste disposal unit to clear away the bigger bits of leftovers.<br/><br/>So I went out and bought one which was delivered and fitted the next day. All we have to do now is make sure that we use the right amounts of dishwasher salt and rinse aid and we cannot go wrong.<br/><br/>Unfortunately there are some things that we cannot put in the dishwasher. Cast iron utensils might rust, anything that has been affected by cigarette ash or candle wax will contaminate the rest of the wash. It is not recommended to put cutlery with wooden handles or things like wood chopping boards in.<br/><br/>If you have any doubts it is best to wash it by hand. You may have all of these appliances or some. If the appliances you have are over ten years you may need to upgrade. The appliances made a long time ago are not energy efficient and may cost more to run. When you compare your yearly power bill from one year to the next you may see an increase as you use the appliances. The newer appliances can save on your power bills because they do not require much energy to run them.<br/><br/>Dishwashers are probably the least appliance used. No one uses the dishwasher in fear that they will use too much water and energy to run and therefore choose to wash dishes by hand. The good news is that with an energy efficient dishwasher, the amount of water and energy that it takes to run the dishwasher is minimal. In fact you may use more water washing your dishes by hand then what you would use in a dishwasher during a single cycle.<br/><br/>Refrigerators are becoming an appliance of convenience due to the fact that it is no longer necessary to open the door in order to get ice and cold water. Now it can be accessed from outside the refrigerator on the door. This not only provides you with a constant supply of ice and cold water for drinking but it also saves energy because you do not open the refrigerator door to access them. This can save you a lot of money on your power bill each year since this is the reason why the refrigerator is opened so often.<br/><br/>Washers and Dryers are now being made to be energy efficient as they save on the amount of water they use as well as the many different cycles and selections to make that will wash your clothes and dry them on the first try. If clothes do not get clean on the first cycle we usually put them back to wash again. This can cause you to use more energy, more water and heat. Dryers can not dry efficiently on the first cycle if the load is large or the wrong settings are used. This may cause you to use your dryer more than once in order to dry your load of clothes.<br/><br/>Modern appliances are not only easier to use with all their different settings but they are more efficient as well. Choosing to upgrade your appliances may be a big expense initially but after a while the savings will more than pay for the appliance. Use your dishwasher.<br/><br/>It may sound strange, but a dishwasher actually uses less water than an average session of hand washing dishes. Thanks to modern technology, dishwashers are a lot more efficient these days and use about 5-7 less gallons of water than washing by hand. Meanwhile, replacing an older model can save you about $50 a year on your water and energy bills.<br/><br/>2. Never run an empty dishwasher.<br/><br/>Because a dishwashing cycle is going to use the same amount of water and energy whether it&#8217;s full or you have a single spoon in there, you ought to fill it up. Waiting until it&#8217;s full before you run it will reduce your energy bill along with the number of times you have to run your washer. It will also save you the additional physical labor of putting dishes away more frequently.<br/><br/>3. Use all the features on your dishwasher.<br/><br/>If your dishwasher has an option for air drying your dishes, use it. If it lets you rinse your dishes in cold water, use that too. Keep that oven door closed.<br/><br/>Are you compulsively checking on dinner by opening the oven door? Well, the result is a lot of wasted energy. Every time the oven door is opened, an oven loses about 20 percent of its heat and has to turn back on to regain it. Instead, get in the habit of using your timer and oven light to look in on your chef&#8217;s masterpiece.<br/><br/>6. Shine your burner elements.<br/><br/>If you have electric burners on your stove with reflector bowls underneath them, you can save energy by keeping them clean and shiny.
